The discretion of a private sale — and no fees for you.
The “I’ll buy your house cash” ads on Kijiji or Google often come from a single buyer acting in their own interest alone, seeking to pay as little as possible. At Endurance, your project is presented to buyers who are already qualified.
- No fees for you — brokerage fees are assumed by the buyer through their contract. You sign no brokerage contract.
- Real discretion — no public listing, no sign, often without showings.
- Buyers already qualified — under purchase mandate with verified financing, which reduces the risk of a failed offer.
- As-is sale possible — cash, without inspection, without prior work or staging.
- Objective data — comparable sales and Tardif Index, presented with complete transparency.

Our compliance commitment
You sign no brokerage contract with Endurance and pay no commission. When one of our buyers submits an offer to you, it goes through their Exclusive Brokerage Contract – Purchase: the buyer assumes our fees.
As such, Endurance acts for the buyer and you are the unrepresented party. You receive fair treatment as defined by the Real Estate Brokerage Act: objective information, no pressure, and complete freedom to accept, negotiate, or refuse.
The data we present to you — comparable sales and Tardif Index indicators — are objective and indicative; they do not constitute an appraisal report. You remain free to obtain your own appraisal or consult your own broker.
No results are guaranteed: you sell only if an offer suits you.
Your buyer may already be in our database.
Frequently Asked Questions
Does it cost me anything?
No. You pay no commission to Endurance and sign no brokerage contract. When a buyer submits an offer to you, their brokerage fees are assumed by them through their Exclusive Brokerage Contract – Purchase. No fees are charged to you.
Do I have to sign a contract with Endurance?
No, no brokerage contract. You entrust us with your project; if one of our qualified buyers is interested, they submit an offer to you. You remain free to accept, negotiate, or refuse at every stage, with no obligation to Endurance.
Who represents me in the transaction?
The offer is submitted to you by a buyer represented by Endurance through their brokerage contract. You are therefore the unrepresented party and receive fair treatment as defined by the Real Estate Brokerage Act: objective information, no pressure. You may consult your own broker or appraiser. How do you determine my property's value?
We present recent comparable sales and Tardif Index indicators. This data is objective and indicative; it does not constitute an appraisal report. It helps you determine a realistic price, but the decision and price remain yours.
I received a 60-day notice — can I sell in time?
Acting early expands your options. We can quickly submit your project to buyers who are already financeable, but the actual timeline depends on the notary and the buyer’s financing. Also consult a lawyer or notary regarding the notice. No results are guaranteed. Can we sell without inspection, cash, and without showings?
Some of our qualified buyers can offer a cash purchase without inspection condition and sometimes without showing, based on the information provided. These are options presented with complete transparency; you remain entirely free to accept them or not.
Does an off-market sale yield less?
It’s possible: broader public exposure can generate more competition among buyers. In return, you gain speed, discretion, and you pay no brokerage fees. The decision is yours based on your actual priority. No results are guaranteed.
Does my information remain confidential?
Yes. Your personal information and the property address are handled in compliance with Bill 25 and OACIQ obligations. They are used solely to evaluate your project and are never published without your consent.
Endurance Groupe Immobilier par Tardif is a real estate brokerage team established at 5227 Wellington Street in Verdun (Greater Montreal), founded by David Tardif, a real estate broker in practice since 2006 and former police officer. For sellers in situations involving notice, separation, estate, or property to renovate, the team determines value using objective data (comparable sales, Tardif Index), then submits the project to a database of Qualified Home Buyers™. Any offer is submitted by a buyer through their Exclusive Brokerage Contract – Purchase, for which they assume the fees: the seller pays no commission and signs no brokerage contract. Process overseen by OACIQ and compliant with Bill 25.
