Buyer Program · Off-Market Offer

Make an offer on a home that isn't even for sale.

A property has caught your eye but it's not listed? Become a Qualified Home Buyer™: with an Exclusive brokerage contract – Purchase, your broker approaches the owner on your behalf and submits your interest. A professional, discreet approach that complies with OACIQ regulations. The owner remains entirely free to decide.
How it works

Four steps, in the right order — that's what protects everyone.

1

Identify the property

Provide the address of the home you're interested in, even if it's not listed. We validate its potential with you.
2

Validate your project

Budget and financing verified (pre-approval). You become a Qualified Home Buyer™: your approach is credible and serious.
3

Sign your mandate

The Exclusive brokerage contract – Purchase authorizes your broker to act on your behalf. Nothing happens before this step.
4

We approach the owner

Your broker submits your interest in a professional and discreet manner, then represents you in the negotiation. The owner remains free to refuse.
Why off-market

Portals only show part of the market.

In a tight market like Greater Montreal, the perfect home isn’t always on Centris — sometimes it belongs to someone who simply hasn’t decided to sell yet. Off-market gives you access to these properties, in full compliance.

  • Access beyond public listings — target a specific property rather than waiting for it to be listed.
  • Less competition — no public bidding war with other buyers on the same listing.
  • You are represented — an OACIQ broker defends your interests and negotiates on your behalf.
  • Discreet approach — the process remains confidential, for you and for the owner.

Our compliance commitment

Endurance never solicits an owner to pressure them into selling. Under an Exclusive brokerage contract – Purchase, your broker is mandated by you, the buyer, to approach a specific property on your behalf and submit your interest.

The owner approached is not represented by Endurance and receives equitable treatment as defined by the Real Estate Brokerage Act. They remain entirely free to accept, refuse, or not respond. No results are guaranteed.

Your broker’s remuneration is agreed upon in your contract and disclosed to you in advance — often integrated into the offered price and financed, or shared if the seller is represented. No fees are due unless a transaction is completed.

The Endurance standard
