Which way is the market leaning in Ville-Marie?
I patrolled Ville-Marie for nearly fifteen years as a police officer: it is a borough I know in every detail, and I prefer to speak about it honestly. Ville-Marie is a mosaic — the great wealth of the Golden Square Mile sits alongside the social challenges of downtown, gentrification progresses street by street, and homelessness is part of the landscape. This is the true face of a downtown core, with all its contrasts. You have to be comfortable with this reality; but in exchange, you gain incomparable centrality — work, culture, and services within walking distance — and a few sectors that are still affordable, making the whole area very attractive. My role is to tell you frankly which sector, and sometimes which street, matches your project and your taste for dense urban living.
Market-wise, Ville-Marie is the beating heart of Montreal: Old Montreal and its cobblestones, downtown, the Quartier des spectacles, the Village. Condominiums largely dominate, and each sector has its own dynamic — a rare loft in Old Montreal is not read the same way as a new downtown tower, nor a plex in the Village. It is the most liquid borough on the island — the highest volume of condo sales — but also the most sensitive to cycles: when the market slows down, this is where time on the market increases the most. A former industrial sector between Old Montreal, Griffintown, and downtown, converted into a tech and then residential hub: factory lofts and condominiums in old brick buildings along the river.
