Ahuntsic also stands out in duplexes with 5 sales, and Hochelaga in triplexes with 3 sales. By contrast, for four-plexes and multi-unit buildings, no area stands out this week. Finally, for buildings of 5 or more units, the average GRM sits at 15.55 and the average price per door at $245,267.

What’s the read from the ground this week?

“A ratio that climbs because sellers are listing less isn’t the same as a market that’s improving. New listings go from 696 to 600 in a week, while sales stay about where they were. That’s why, when I read a ratio, I always look at both sides of the fraction. Next, the other signal this week is the four-plex: 9 sales and no expirations. In other words, investors buy when the price is right. Finally, in Ahuntsic, a duplex at 106.3% in 22 days is a reminder that the starting price still makes all the difference.”

— David Tardif, real estate broker (OACIQ), week of October 8 to 14, 2026

Why is the ratio climbing while sales are still falling?

First, the week’s ratio reaches 44.7% (268 sales for 600 new listings), up from 39.4% the previous week. Yet sales aren’t rising: 268 versus 274, a slight 2.2% dip, and a 15.7% decline year-over-year. It’s therefore the 13.8% drop in new listings in a single week (600 versus 696) that lifts the ratio. In other words, fewer properties are coming onto the market, not more buyers closing deals.

Condos illustrate the gap well: 134 sales versus 176 last year (-23.9%), while their expirations are up 37.5% (66 versus 48). Single-family homes, by contrast, remain stable at 83 sales, with 19 expirations versus 16.

Which segments are up and which are down?

First, four-plexes are up 80.0% (9 sales versus 5) and recorded no expirations, versus 2 last year. Triplexes also gain 9.1% (12 sales versus 11), with 3 expirations versus 4. By contrast, duplexes are down 32.4% (25 sales versus 37), but their expirations also drop, from 10 to 4. Finally, buildings of 5 or more units go from 6 to 5 sales (-16.7%). These segments, however, rest on small samples and should be tracked over several weeks.

What does the Tardif Index say?

First, the reference monthly score is September 2026’s: 16.7/100, “strong buyer” zone, versus 18.1 in August and 24.5 in July. The Tardif Index indeed combines three components — the sales-to-new-listings ratio (40%), the expiration ratio (30%), and annual sales momentum (30%) — into a score out of 100, published monthly. As for the weekly bulletin, it has no score of its own: it documents the week and feeds into next month’s score.

The data for October 8 to 14 therefore nuances the monthly picture: a weekly ratio of 44.7%, higher than September’s monthly ratio of 34.5%, but sales down 15.7% and expirations up 14.8% year-over-year (93 versus 81). One more favorable week is thus not enough, on its own, to reverse the trend. The October edition of the Index will also incorporate this data.

Notable transactions of the week

Category

Area

Sold price

% of asking price

Days on market

Condo (highest)

Westmount

$3,600,000

97.4%

21

Single-family (highest)

Westmount

$3,500,000

90.3%

34

Duplex (highest)

Ahuntsic-Cartierville

$1,264,000

106.3%

22

Triplex (highest)

Ahuntsic-Cartierville

$1,780,000

98.9%

68

Four-plex (highest)

Rivière-des-Prairies/Pointe-aux-Trembles

$1,250,000

85.1%

206

5+ units (highest)

Verdun/Île-des-Sœurs

$1,475,000

98.5%

137

The duplex at 10145-10147 Grande Allée in Ahuntsic-Cartierville notably sold for $1,264,000 against an asking price of $1,189,000, or 106.3% of list, in 22 days, with an offer accepted after 13 days. Meanwhile, the same week in 2025 saw 318 sales, a 15.7% year-over-year decline.

Why is the sales-to-new-listings ratio climbing while sales are falling?

Indeed, the ratio for the week of October 8 to 14, 2026 reaches 44.7% (268 sales for 600 new listings), up from 39.4% the previous week. However, the increase mostly comes from fewer new listings (600 versus 696), not from faster sales (268 versus 274).

Does the Montreal real estate market favor buyers in mid-October 2026?

The weekly ratio of 44.7% sits above the 40% threshold, but the monthly Tardif Index score for September 2026 remains in the strong buyer zone, at 16.7/100. In addition, sales are down 15.7% year-over-year and expirations are up 14.8%.

What is the Tardif Index?

The Tardif Index is a monthly indicator of Montreal island’s residential market created by David Tardif, real estate broker (OACIQ). It thus combines the sales-to-new-listings ratio (40%), the expiration ratio (30%), and annual sales momentum (30%) into a score out of 100. Thus, in September 2026, it stood at 16.7/100, in the strong buyer zone.
