A longer answer fills an article, because it holds two separate wins. One is obvious, since a beautiful yard sells. The second is far less obvious, and almost nobody explains it to sellers. Summer photos also protect the seller.

The market sets a score. Precision and presentation are how you beat it.

Every month, the Tardif Index measures the balance of power between buyers and sellers on the island of Montréal. That score describes an average. No seller controls that average, because nobody does.

Two things do stay in your hands. First, price precision: positioning on real comparable sales instead of a wish. Second, attention to presentation: what a buyer perceives in the opening seconds. Those two variables explain most of the gap between the seller who beats the neighbourhood average and the seller who simply absorbs it.

Photos are the biggest lever on the second one, because every buyer sees the photos. Only a fraction ever visits. So the showing does not start on your front steps. It starts on a phone screen, on the metro, in about four seconds.

Plain definition: what does “beating the score” mean?

Selling at a better sold-to-asking ratio, and in fewer days, than comparable properties in the same sector during the same month. The market score is the ocean. Price precision and presentation are how you sail through it.

A seller can work on presentation at almost any time. The yard, however, will not wait. On the island of Montréal, the land stays presentable from roughly mid-May to mid-October. So your presentation window closes well before your selling window — and that is exactly where most sellers lose their best lever without noticing.

When to take listing photos: why snow costs sellers money

A buyer does not read a listing like an appraiser. He reads it like a busy human being. Four documented mechanisms in decision science explain what happens in those few seconds.

The first image colours every image after it

The halo effect describes a well-established tendency. One strong impression on a single feature spills over into the overall judgment (Thorndike, 1920; Nisbett and Wilson, 1977). So a bright opening photo makes the kitchen look better than it is. The same kitchen turns ordinary behind a grey opening photo.

Asch (1946) showed the same thing with personality impressions. The order of the information changes the final judgment, even when the information is identical. Your first photo is therefore not one photo out of twelve. It is the filter the other eleven get seen through.

The easier an image reads, the better people like it

Reber, Winkielman and Schwarz (1998) described processing fluency. The easier information is to absorb, the more positively people rate it. A green yard, clear, with a table and two chairs, reads instantly. By contrast, forty centimetres of snow demand an act of imagination. Buyers rarely make that effort, so they scroll to the next listing instead.

Buyers do not assume the unseen is fine

Here is the most expensive mechanism, and the least known among sellers. Ellsberg (1961) demonstrated ambiguity aversion. Faced with a known risk and an unknown risk, people clearly prefer the known one. That holds even when the odds run against them. In other words, the unknown sells for less than the bad.

Applied to a snow-covered yard, it works like this. The buyer does not think “the yard is probably fine.” He thinks “I have no idea what is under there.” Grading, fencing, the true usable area, the neighbour’s sightline: every one of them turns into an assumption. Then each assumption turns into a safety margin inside his offer.

So snow does not just hide a yard. It hides information. In a negotiation, missing information always gets replaced by the cautious version — and the cautious version works against the seller.

A note on rigour. These studies describe judgment tendencies observed in the lab and in the field. None of them measures the effect of a listing photo on a sale price. No number here is extrapolated.

The second win: summer photos also protect the seller

This part almost always flies under the radar. Shooting in summer does more than sell better. It also documents.

In a summer photo, everything sits in plain view. The leaning fence shows, for example. So does the grading of the land. The cracked front step, the property line, the garage roof, the paved surfaces: all visible. Nothing gets buried under five months of snow cover.

A buyer who saw the yard uncovered cannot claim later that its contents were hidden from him. The seller, meanwhile, keeps a dated set of images. Those images show the visible condition of the property at the moment it went to market. That is a file, not just an album.

Careful — showing never replaces disclosing

A photo removes no obligation. A problem the seller knows about must be disclosed in the Declarations by the Seller form, photo or no photo. The legal warranty of quality still applies (article 1726 of the Civil Code of Québec). Dated images support an honest file. They do not launder an incomplete one.

Is it legal to list in January with photos taken in August?

Yes. No rule requires shooting a property during the season it goes to market. The practice is common and perfectly legitimate.

Three duties still frame what a broker publishes. Under the Regulation respecting brokerage requirements, professional conduct of brokers and advertising (c-73.2, r. 1), a broker must verify the information given to the public and must always be able to demonstrate its accuracy (section 5). He must also advise and inform objectively, without exaggeration or concealment (section 83). Finally, the property supplied must match the advertising (section 110).

So the line is clear. Showing the property as it truly is, in another season: acceptable. Changing what the property is: another matter entirely.

A concrete example: where is the line?

Fine — a real photo of the yard taken in August, published in January with the note “photos taken in August 2026.”

Questionable — a blue sky dropped in, or yellowed grass digitally turned green.

Off-limits — snow erased by artificial intelligence, a pool added, a fence straightened on screen. On the island of Montréal, the land stays presentable from roughly mid-May to mid-October. So a listing planned for November through March gets prepared during the previous summer. That planning costs half a day of coordination.

The logic runs past snow, too. A property also gets photographed before the renovations that empty it, or before a partial move-out. An empty room always reads smaller than a furnished one.

If you own a plex

Duplexes and triplexes in Verdun, the Sud-Ouest and Hochelaga-Maisonneuve share one trait. The backyard, the alley and the parking spot carry real value. Yet those spaces disappear visually under snow.

A plex buyer is also pricing rentability. Think of a usable yard, a clean back balcony, an identifiable parking spot: each one supports the rent, therefore the income, therefore the price. One winter photo erases all three.

If you are buying

Turn the logic to your advantage. In front of a winter listing with summer photos, ask one question: “when were these photos taken?” A professional broker answers without hesitating.

In front of a winter listing with winter photos, the opportunity sits elsewhere. Most buyers discount what they cannot see. You can do the opposite: go look at the yard, read the certificate of location, ask the seller for summer photos. Information other people do not have is exactly what creates a buying opportunity.

David Tardif’s take

“Sellers ask me all the time how to do better than the market. A winter listing is not a bad listing. Winter brings less inventory and more serious buyers, because anyone touring in February at minus twenty has a real reason. So the problem is not the season of the sale. The problem is letting the season decide what a buyer gets to see.

This reasoning connects directly to our article on loss aversion, and to the rest of the Science of Real Estate series. On the island of Montréal, that window runs from mid-May to mid-October. It can therefore come months before the listing goes live. Interior photos, by contrast, get taken close to launch, once the home is decluttered.

Can you list a property in winter with photos taken in summer?

Yes.
